Respond to tenant’s work orders on a daily basis and a timely manner.
Must have a basic knowledge of carpentry, electrical work, and plumbing.
Must have at least three (3) years of experience in all three skills.
Maintain intercom and front entry system in good operating condition.
Maintain exit signage in good condition.
Assist on the replacement of batteries on smoke detectors and emergency lights as needed, but
no less than once a year.
Annual clear debris from gutters and roof.
Change timers as necessary.
Steam clean/power wash garage and front sidewalks at least once a year.
Assist with the snake clean-outs in basement drain lines at least twice a year.
Patching and Painting
Good command in written and spoken English, Cantonese a plus
General knowledge of HVAC.
Preventative Building and Apartment maintenance.
Appliance Repair and troubleshooting
Respond to emails in a timely manner
Timecard management
Produce annual monitoring reports

Needs to have a valid CA Driver’s License and reliable transportation.
Experience and Skills:
Carpentry, Electrical, and Plumbing Skills, Must have own basic tools
Multi-limb and eye-hand coordination
Able to bend, stoop and lift boxes up to 15lbs.
Fast pace / multi-tasking with organization and efficiency
Must be able to walk up and down 2 flights of stairs 3-5+ times a day
